An appraisal is a market opinion or estimate of where a property may sell for in the current property market. It is not a sworn valuation. An appraisal can be useful for a variety of purposes.

An opinion of the price a property may achieve should you choose to sell.

An estimate of its value for insurance or finance purposes. (Most banks will require a sworn valuation for finance approval, but it may be useful for you to know this to decide whether finance options are achievable).

An appraisal can also be used in property settlements regarding a separation/ divorce situation. There would normally need to be 2 or 3 appraisals by separate agents required.
